Outer Banks Real Estate Market Update – October 2025

Even though this data was pulled while we were still in the government shutdown, the good news is that chapter is officially behind us — and the Outer Banks market never blinked. Inventory climbed, buyers kept writing offers, and prices held steady across much of the beach.


Inventory + Sales Snapshot

Residential inventory landed just over 1,200 homes — up 6% from last year. More importantly, properties going under contract jumped 13%, proving buyers were still out there making moves.

Closed sales for 2025 are nearly identical to 2024 (seriously — only one unit apart).
Here’s how the segments shook out:

  • Single-family homes: Up 2%
  • Condos: Down just 1%
  • Median residential price: Up to $590,000

If you’ve been eyeing a homesite to build your dream beach home, keep watching the land market. Land sales dipped 7%, inventory tightened, and the median price slid from $135,000 to $125,700 — a shift that could create negotiation room and long-term upside for patient buyers.


A Quick Cruise Up and Down the Beach

Here’s how things looked from Manteo to Hatteras:

  • Manteo: Absolutely on fire — up 44% in sales.
  • Nags Head: Bounced back with a 26% jump and faster days on market.
  • Duck: Continues its climb. Median prices are up 12%, now just over $949,000.
  • Southern Shores & Colington: Steady, healthy, and consistent.
  • Hatteras Island: Nearly 200 homes sold with a median price of $590,000. Activity stayed strong across Avon, Buxton, and Hatteras Village.
  • Ocracoke: Sales up 42% while prices softened — a sweet spot for value-focused buyers.
